HOMEIS WHERE THE HEART IS

(JO)Christmas is one of my favorite times ofyear. The other night I was sitting on the floor wrapping Christmaspresents in our living room and watching Christmas movies. Rememberthe 1990 movie “Home Alone?” Macaulay Culkin plays 8-year-oldKevin McCallister, who gets yelled at by his family and visitingrelatives over stuff Kevin does and says that is irritating to theothers. He gets sent up to the attic bedroom closed off from the restof the house and wishes that his family would disappear forever.

Thefamily gets up the next morning late and rushes off to the airport tofly to Paris, France for their Christmas vacation. They realizeafter it is too late that they forgot one thing in their hurry. Theyforgot and left little Kevin at Home Alone. His parents are franticand trying unsuccessfully to reach him but can’t reach anyone atall for help. The other family members that had been complainingabout him the night before were suffering from guilt. Kevin wokeand up and believed his wish had come true and his family had justvanished into thin air.

Kevinsoon was on a madcap mission to defend the family house from twobumbling burglars who think no one is at home and try to destroy theplace. After a couple of days of clever tricks and a battery ofbewildering booby traps, Kevin realizes with sadness that his home isnot completely home without his parents and his family. He looks upand prays that God will bring him his family back. Let’s not spoilthe ending for you…so you have to watch the movie.

Thismovie reminds me of so many reasons why people enjoy owning their ownhome. My mortgage customers over the years have shared theirstories.

FAVORITEREASONS TO OWN YOUR OWN HOME

  1. Reason #1 It can offer a very nice tax break, especially if you own property that produces income for you as rental property. Check with your licensed financial advisors.
  2. Reason #2 (paydown of principal ) Nice when part of every mortgage payment goes to pay down the principal balance each month and, in some cases can still shelter your income from the IRS.
  3. Reason #3 Other great reasons to own your own home are giving you multiple exit strategies later if no matter what the economic conditions. A. Selling the home later and taking the profit. B. Moving out of the home but keeping it as a rental income producing property. C. Setting up the financing as an assumable loan to help sell the house if the housing market becomes a challenge.
  4. Reason #4: Having the freedom to modify the home and the grounds to customize the home to fit how you and your family can best enjoy living there.

Answer:ShelbyFarms Parkisone of the twenty largest urbanparks in the UnitedStates. At a size of 4,500 acres, it covers more than five timesthe area of CentralPark in NewYork City. It features more than 40miles of trails, both paved and unpaved, that are popular forwalking, biking, running and hiking. The Park’s trail networkincludes ShelbyFarms Greenline, an iconic 10.65 mile paved cycling andpedestrian trail that connects the heart of Memphis to the heart ofCordova through Shelby Farms Park. The Park has more than 20bodies of water which provide plenty of opportunities forfishing.

From 1929 until 1964 Shelby Farms was used as apenal farmoperated by Shelby County Government that received nationwide acclaimfor its success. Shelby Farms was opened for recreationalpurposes in the 1970s. In 2007, a public and private non-profitpartnership was established to provide for the daily operation of thepark and to plan for its future use. In 2008, a masterplan was put inplace for the redesign of the park. The re-design would provideadditional hiking and biking trails as well as more opportunities forboating in a much enlarged Patriot Lake.

Apopular mortgage strategy with my clients recently has been torefinance their home to include paying off variable rate credit cardsand the variable rate Home Equity Line of Credit. Most of thesehomeowners had acquired quite a bit of variable rate debt due tounexpected family needs and other situations. Others were easilyable to carry the variable rate debt but were about to retire anddid not want the rising payments that come with rising rates whilethey were on a fixed income.

Priscilla Peterson (not herreal name) had a decent house fixed rate house payment and owed aboutaround $125,000 on a house worth about $315,000. She was about toretire and wanted to get a new roof on her house and new carpet abouta $25,000 investment which she originally planned to pay for with avariable rate Home Equity Line. After pulling out her calculator andpunching in what damage the rising payments could do to her on afixed income, she decided to borrow about $40,000 and to cover thehome improvements AND pay off her variable rate credit cards with afixed rate that would never go up.

Thiscash out refinance would cause the loan that Priscilla now only owed20 years on to go back to a 30 year loan but the payment would onlyby $149 per month higher and it would stay FIXED. Her calculatortold her that if she kept the variable rate credit balances and gotthe variable rate Home Equity Line, over the course of the next fewyears, the $40K for home improvements and other credit good cost hera lot more per month. The cash out refinance for Priscilla Petersonwas a small investment in peace of mind.

REALESTATE TIP OF THE WEEK (John and Jennifer shares a real estaterelated money-saving or time-saving tip):Don’t get rid of plants and shrubs that appear to be blighted withbrowning edges on the leaves. This year the temperatures in theMid-South went from very warm to below freezing very quickly. Thebrowning edges of the leaves on shrubs could just be from the quickfreeze and will come back to fully green when the new growth appearsin the spring.
