MORTGAGE SOLUTIONS FORCHANGING FAMILY LIFESTYLES
(Jo) This very unique opportunitythat people have had to spend time at home instead of at the office and insteadof attending other gatherings, has spurred people and families to evaluate whatthey want for their homes and their life styles.
Mortgage customers and clients have beencalling me over the last few weeks to mastermind how to finance upgrades oradditions to their homes. Some havetalked about buying a bigger home so they can have an aging family member livewith them. Others have talked aboutselling their big home and downsizing to a simpler life.
The time we are living right now offers us alot of opportunities for people ready for a change. Values on homes generally are staying high. This is a big advantage for people selling their home. A big plus for home buyers is the lowest rates and mortgagepayments in about 30 or more years.
Let me introduce you to the Carter and Claire Caldwell story– Bounding over Barriers To Be With TheGrandbabies
What about making your home pay YOU back? Have you considered a reversemortgage if you are over 62 years old?
Here is a brilliant idea from one of my past “rock star” mortgageclients. Carter and Claire Caldwell wereboth over 62 years old. They lovedtheir home next to the lake and their longstanding neighbors and friends. But, the Caldwell’s yearned to spend timeplaying with their toddler grandchildren who lived several hundred milesaway. These grandparents were motivatedto financially mastermind a way to buy a second home near their grandkids. Want to know their brilliant idea????
Since the Caldwell’s were over62 years old and they had paid off their mortgage early, they applied and got aReverse Mortgage. The Reverse Mortgage on their primaryresidence was now paying them each month, so they had the income toafford to buy a second home an spend a five whole months at a time playing andmaking memories with the grandkids. If you want to see STUNNINGLY BRILLIANTstrategy, observe what happens when grandparents are determined to springthemselves across the miles to hold their grandbabies in their laps.

- What are some smartstrategies when you need to sell your home and buy a new home before you cansell the old one?
- The story I shared last week on Real Estate Mortgage Shoppe “Offer Accepted To Buy My Dream Home-But Can’t Sell MyCurrent Home” Right Away-Zana Zagar’s story”
Zana Zagar (not her real name) received some good news and bad news allon the same day. The good news—thesellers accepted Zana’s offer to buy the home Zana had searched long and hardto find. The bad news? The family selling to Zana her dream homeneeded to close quickly. Zana would nothave time to get her current home ready to sell before she would need to closeon her new home.
Zana and I explored a number of creative tactics she could take to gether the funds she needed to make the large down payment to keep her mortgagepayment low on the new home, even though she would not be able to use theequity on the sale of her current home in time to use it for the down paymenton the new home.
One of the solutions for Zana was to get a departure home equity linefrom her bank on the equity in her current home to use for a large down paymenton the new home. With the big downpayment on the new home, this would set her up for the permanently low payment on the new home.
Zana could go ahead and close and move into her new home and enjoy a lowmortgage payment on the new house because being able to access the equity onher current home with the temporary equity line to use until she could sell herold home.
- Staying competitive with no contingency on having to sellyour current home first.
- Have a plan A AND a plan B in case both homes can’t closeon the same day.
- Recast story and where to secure the bridge line of credit
- What if you want to move your family back in with mom in the old home place, but need to remodel for separate living spaces?

LindaLovelace’s story—Do You Love where you live and need to make changes but wantto stay? (avatar picture)
Doesthe layout of your home work well for you and your family? Are you in close proximity to people and places that make living in yourcurrent location convenient? Do you havea good relationship with your neighbors?
LindaLovelace (not her real name) called me with this dilemma-should I stay orshould I go? Instead of downsizing afterretiring, she invited her daughter and son-in-law to go in together to buy alarger home with a mother-in-law wing and sell Linda’s home.
Theproblem was that her daughter’s family really liked the old home place, itsland and the pond and woods out back and the layout of the house. Ms. Lovelacehad a licensed contractor come out and look at the feasibility and costs ofseparate living unit to the existing homeplace so that Linda could have herprivate space.
Thefamily looked at other homes and got estimates on what it would costs withmoney down and payments per month on other homes with the right layout andproximity to work and shopping and doctor’s offices. They compared thesenumbers to what it would costs to remodel and add the extra living space ontoLinda’s existing home. The decisionended up being to make the modifications to the home and for everyone to livein remodeled existing home instead of moving.
Theycompared doing a cash out refinance on the home to get the funds to remodel orgetting an interest-only home equity line of credit to cover the costs ofremodeling. Since the daughter’s familyand Linda would be taking over the mortgage payments, the decision on how tofinance the remodeling of the home would be a group decision.
- The magic of the 1031 exchange (Dedra Darington’s story) dk
- The cramped apartment-no place toshelter in place– Happy customer with expanding family going fromrenting $900/mo in crime ridden area to buying a house with none of their ownmoney down in a safer neighborhood with a larger house to accommodate their expandingfamily and a note of only about $747/mo including taxes and insurance. They also got Shelby Co Down paymentAssistance and the seller paid their closing costs to keep more money in their pockets .
