Cool Springs New ConstructionAs first reported by The Tennessean last week, a joint venture between Denver-based Northwood Investors and Boyle Investment Co. could bring a massive $270 million mixed-use development to one of Cool Springs’ largest undeveloped tracts.

What would occupy a 45-acre site that sits just west of Interstate 65, the new project could include as much as 750,000 square feet of office space, over 100,000 square feet of retail space, a 150-room hotel, and up to 580 luxury apartment residences.

Although infrastructure plans still need to be submitted to the city of Franklin, site work could actually start before the end of the year. Overall, the new development is expected to be built out in several different phases, starting with 165,000 square feet go office space, approximately 33,000 square feet of retail space, 340 multifamily units, and parking for about 1,400 cars.

Along with all the commercial, office, and residential space, a large green space being called The Central Green will also be incorporated, which will feature weekend festivals, live entertainment on the lawn, and room for several outdoor restaurant patios. A total of 4,890 parking spaces are also part of the plan as well.

Should the project be approved and everything go according to plan, look for construction to be wrapped up sometime around the middle of 2018.
